If you are not aware that you can sell a property privately you are not alone. Most people in the UK have yet to realise this is an option. Most people assume that you have to use an estate agent as there is a lot of legal paperwork involved that the agent will take care of for you........ This is not true.

If you Sell through an Estate Agent

When you are looking to Sell a property the estate agent will basically do the following.

a. Suggests a sale price of the property based on local knowledge and recent sale prices in that area.
b. Markets the property
c. Manages the viewings

Selling a property does not have to be done using an estate agent, you are legally able to sell your property yourself to whoever you choose and can advertise it yourself. An estate agent is simply there to market your property and find you a buyer, most of the marketing is done through the internet and using a 'FOR SALE' board, sure they generally have numerous offices with details in but when did you last see an estate agents office full of people looking for properties. offices are expensive and you are paying for them. 

When you decide to sell your property you will need a Home Information Pack, some agents are offering these for free
(click here to read why this is not a good idea) but you will need to sign a sole agency agreement. This will tie you into a contract for usually a few months. The agent will boast of numerous people on their books looking for a property like yours, so you should sell it really quick........ If you don't then they obviously haven't got those people waiting for your property so it will be advertised with a board, on the internet and in their office window, they will simply wait until someone sees your property and contacts them, shows them around and tells you if they make an offer, if you accept then it is handed over to the solicitors to deal with all the legal work.

That is basically the estate agents job finished. They simply wait until the solicitors have completed all the legal work involved and when the sale completes they claim their commission.

If we assume you sold your property for £250,000 and they charged you 2% commission then you will have just paid them £5875.00 inc vat for showing someone around your property and taking a few telephone calls.

Recently a study by the "Interactive in Media Retail Group", IMRG (The global e-retailing industry body) forecast that by 2010 nearly half (that's 700,000) of all property sold in the UK each year will be without the help of a traditional estate agent. That may be a little optimistic however, the tide is definitely turning.

Increasing numbers of people are waking up to the benefits of cutting-out estate agents.

Once your solicitor has taken care of all the legal work and your house sale is complete, keys are exchanged and you receive all of the money from the sale

Your solicitor will take it from there. So as you can see, you do not need an estate agent to buy a property, you just need to find a property you like and talk to the seller.
