All properties marketed for sale now
will need a Home Information Pack,
we can supply this for you, we are accredited Domestic Energy Assessors and therefore
able to produce the Energy Performance Certificate that is included in the pack and we work with search companies to bring the complete
pack together for you allowing you remain independent, by this we mean you will
be able to have your HIP in place before you approach an estate agent, this will
allow you to choose how you want to market your property - sole agency, multi agency and PRIVATELY. If you use an estate agent for your HIP they may offer it for 'free'
but they will insist on you signing a Sole Agency contract so they can charge you
thousands of pounds if they make a sale (to cover the cost of the free HIP), you
should also check with them what happens to the HIP if they don't sell your property
within the time period of the contract and you decide to use another estate agent,
will they let you take the HIP with you to the other agent for 'free'!.....you will
still be able to advertise and sell your property privately on a sole agency contract
but if you do they will charge you for your HIP because they have not been able
to cover the cost of it from all the commission they have missed out on....... As
you can see, when they say it's 'Free' that's not actually what they mean, you will
pay for it one way or another.
We are a bit more open, we do charge for the HIP but once you have paid for it,
it's yours to use however you sell your property. Privately or through an estate
agent and you can advertise your property on this site, if you sell privately it will save you thousands of pounds.
